Think carefully before securing debts against your home. Your home may be repossessed if you do not keep up repayments on your mortgage.

You’ve found your dream home and now just need to sort your finances. Here’s our breakdown of what you might pay monthly, including interest, over the life of a £100,000 mortgage.

Monthly payments on a £100,000 mortgage

At a 4% fixed interest rate, your monthly mortgage payment on a 30-year mortgage might total £477.42 a month, while a 15-year might cost £739.69 a month.

Note that your monthly mortgage payments will vary depending on your interest rate, taxes and PMI, among related fees.

Your total interest on a £100,000 mortgage

On a 30-year mortgage with a 4% fixed interest rate, you’ll pay £71,869.51 in interest overall. That’s about two-thirds of what you borrowed in interest.

If you instead opt for a 15-year mortgage, you’ll pay £33,143.83 in interest overall, or about half of the interest you’d pay on a 30-year mortgage.

What is the total amount repayable?

When you take out a mortgage, you agree to pay the principal and interest over an agreed term. Your interest rate is applied to your balance and as you pay down your balance, the amount you pay in interest changes.

This means that at the beginning of your mortgage, a big percentage of your payment is applied to interest. With each subsequent payment, you pay more towards your balance.

Estimate your monthly repayments on a £100,000 mortgage at 4% fixed interest with our total amount repayable over 15 and 30 years.

We show offers we can track - that's not every product on the market...yet. Unless we've said otherwise, products are in no particular order. The terms "best", "top", "cheap" (and variations of these) aren't ratings, though we always explain what's great about a product when we highlight it. This is subject to our terms of use. When you make major financial decisions, consider getting independent financial advice. Always consider your own circumstances when you compare products so you get what's right for you. Most of the data in Finder's comparison tables has the source: Moneyfacts Group PLC. In other cases, Finder has sourced data directly from providers.
