Hi David,
Thanks for your question.
You may want to check the procedure we have listed above to learn more how to remove a name/names on a property deed.
There might be variations in the actual process depending on the state where you are located. It would be good to get in touch with the government office in your area that handles property deeds to learn more about the processes and fees when you make changes in the property deeds.

My husband and I originally put our name on our son’s mortgage and deed to help him buy a house. He used his own money to by the house. We have never made any financial contribution to his home.
He is getting ready to sell the property and would like to take our names off of the deed. Because we never contributed any money to his home, can we grant him our 50% of title without it being a gift?
Hi Linda,
Thank you for your inquiry.
A deed of conveyance such as a quitclaim or warranty deed is the most common way to remove a name from the property deed. A deed of conveyance is usually completed by the property owner leaving the deed and title to the remaining owners of the property, who intend to remain on the title. Removing a name from the property deed requires five steps.
1. Discuss property ownership interests.
2. Access a copy of your title deed.
3. Complete, review and sign the quitclaim or warranty form.
4. Submit the quitclaim or warranty form.
5. Request a certified copy of your quitclaim or warranty deed.
Please read further details we provided above.
I hope this information has helped.
Cheers,
Harold
Can I remove my name from the title deeds?
Hi Alan,
Thanks for your inquiry.
To remove a name from the property deed, you may follow the steps we have listed above in regards to lodging a Quitclaim.
Kindly note that the signature of the person granting the deed (whose name is to be removed) and the signature of the person receiving it must appear in the Quitclaim for it to be valid.
