How have house price trends changed over time?

From getting your mortgage application accepted to dealing with perpetually rising house prices, getting your foot on the property ladder feels harder than ever in 2019. But just how much have property prices increased over the last 20 years? We analysed the latest statistics to see how house prices have changed and how affordable homes are in 2019.

UK house price trends

The land registry has collected data on house prices for the last 40 years, allowing us to see house price patterns over this time. In general, average house prices have increased every year with the only significant exception being after the financial crisis of 2007/2008. However, average prices have continued to increase and are now above the pre-financial crisis levels.

How do London prices compare?

It’s no surprise that properties in our capital city cost more than the rest of the UK, but just how much more is a house in London? The average house price in London in June 2019 was £466,000, some £236,000 more than the average house price in the whole of the UK. If you compare this to June 2009, when a house in London was just £94,000 more than the UK average, you can see that London’s house prices have grown more than twice as fast as the rest of the UK’s.

House prices to earnings ratio

With the cost of a house on the rise, how have prices moved relative to our earnings? The house price to earnings ratio compares the median house price to the median gross annual income. Over the 16 years from 2002 to 2018, the house price to earnings ratio has risen from 5 to 7.8. This means that there has been more than a 50% rise in the cost of a house relative to our earnings.

How does your region compare?

The house price to earnings ratio differs by region, with London being the region with the highest ratio of over 13 in 2018. The North East, on the other hand, is the most affordable region relative to earnings, with a ratio of just over 5.

Finder's mortgage specialist, Matthew Boyle, gives his insights:

  • Despite a flat few years in the country’s house-selling sector, the size of the UK’s mortgage market has remained steady. In the third quarter of 2019, the outstanding value of all residential mortgage loans stood at £1,486 billion – 3.9% higher than a year earlier.
  • The number of first-time buyer mortgages and the number of loans for home movers were both on the up last year, and it’s a trend that looks set to continue in 2020. The housing market has already seen a recent uptick, possibly due to post-election confidence and the annual spring bounce in property sales.
  • It’s not just London or the south-east where the residential property market is looking positive. The latest data released by the Land Registry showed that December 2019 was the first month since February 2018 that property prices rose across every region in the UK.
  • With interest rates remaining comparatively low, and demand for property staying relatively high, the mortgage market continues to be a competitive space. Would-be house buyers and movers will be looking for the best rates on mortgages from their lenders, whether opting for a fixed rate or variable home loan.
